Why Does Moisture Occur in Masonry?

Moisture in masonry can come from several sources, often acting together. The most common causes include:

  • Rain and wind-driven water that penetrates through porous bricks, mortar joints, or cracks in the wall.
  • Rising damp, where groundwater is drawn upward through the wall if there is no effective damp-proof course.
  • Condensation, which forms on cold surfaces, especially in basements or poorly insulated walls.
  • Leaking gutters, downspouts, or flashing, which allow water to run down the face of the wall instead of directing it away from the building.

Once moisture enters the wall, it can become trapped, leading to efflorescence (white salt deposits), freeze-thaw damage, and spalling. Over time, this weakens the masonry and can compromise the structure.

Cracks – Signs of Movement

Cracks in masonry can look alarming, but not all of them indicate serious structural problems. Some are superficial, while others may signal deeper issues.

  • Grade the soil properly – Ensure the ground slopes away from the house to prevent water pooling near the walls.
  • Keep vegetation trimmed back – Avoid plants or mulch that hold moisture against the wall.
  • Use breathable coatings – Avoid waterproof paints or sealers that trap moisture inside the masonry.

If you own an older home, it may be worth checking whether a damp-proof course or vapor barrier is present and functioning properly.

If moisture or cracks have already developed, act quickly. Always address the underlying cause before repairing the visible damage—otherwise, the problem will return.

  • Cracks can often be repaired with new mortar or epoxy injection, depending on their size and cause.
  • Moisture issues require drying out the wall and fixing leaks or drainage problems.
  • Efflorescence should be brushed off only after the wall has dried completely.
